Delivery methods & cost
What is the difference between a general contractor and a construction manager at risk?
A general contractor is typically hired through a bid after design is complete and builds the project for a fixed price. A Construction Manager at Risk (CMAR) is hired during design, provides preconstruction services such as estimating and value engineering, then commits to a Guaranteed Maximum Price and manages construction. Henson Construction offers both.
What is a Guaranteed Maximum Price (GMP)?
A Guaranteed Maximum Price is the most an owner will pay for the defined scope of work under a CM at Risk contract. The construction manager absorbs cost overruns above the GMP, and unused contingency or savings typically return to the owner.
What are preconstruction services and why do they matter?
Preconstruction services include preliminary cost estimates, constructability review, value engineering, project scheduling, subcontractor bid solicitation and a Guaranteed Maximum Price. They matter because most of a project’s cost is determined during design — early contractor input avoids redesign, protects the budget and shortens the schedule.
How does Henson keep projects on budget?
Henson prepares a budget for every construction division, tracks costs in Timberline construction accounting software, and prints weekly job-cost reports showing expenses to date and balance remaining. Soliciting a large number of subcontractor bids from an extensive qualified list also drives costs down.
Safety, bonding & qualifications
What is Henson Construction's safety record?
Henson Construction has been recognized by the Associated General Contractors of America for a Zero Incidence Rate (50,000 work hours) and received an award for being 25% below the building-division incidence rate. Its experience modification rate (EMR) is 0.80, a 20% credit on workers’ compensation insurance.
Why does a contractor's EMR matter to an owner?
The experience modification rate (EMR) adjusts a contractor’s workers’ compensation premiums based on its safety history. A lower EMR like Henson’s 0.80 means lower insurance cost built into the project price — and it is a strong indicator of a safe, well-managed jobsite.
Is Henson Construction bonded?
Yes. Henson Construction is a financially solid company and has earned one of the lowest available rates for performance and payment bonds, which reduces cost for owners on bonded public and private projects.
Is Henson Construction a member of the AGC?
Yes. Henson Construction is affiliated with the Associated General Contractors of America and AGC Oklahoma.
