FAQ

Common questions

What is Construction Manager at Risk (CMAR)?
Construction Manager at Risk is a project delivery method where the owner hires a construction manager during design. The CM provides preconstruction services — estimating, constructability review, value engineering and scheduling — then commits to a Guaranteed Maximum Price (GMP) and builds the project, taking on the risk of delivering it within that price.
Is CM at Risk allowed for Oklahoma public school projects?
Yes. Oklahoma public owners, including school districts, commonly use Construction Manager at Risk for bond-funded projects. Henson Construction has delivered numerous educational facilities for districts and universities in Oklahoma using construction management delivery.
What's the difference between a CM and a general contractor?
A general contractor is usually hired after design is complete, through a bid, to build what’s on the drawings. A construction manager is hired earlier, works alongside the owner and architect during design to control cost and constructability, and then manages construction.
