Preconstruction & Value Engineering

The decisions made before groundbreaking determine most of a project’s cost. Our preconstruction team makes sure those decisions are informed by real, local construction data.

Better decisions, earlier

Henson Construction provides professional preconstruction and value-engineering services. Our wide range of projects gives us experience with many building methods and products, and we integrate that experience with your design team. Our input on available, economical construction methods lets us complete projects more efficiently, within budget and ahead of schedule.

In-house estimating built on real data

We provide in-house estimating using past project and current market cost data. Our database also contains an unmatched qualified list of subcontractors and suppliers, which allows us to solicit a large number of bids for every division of the project. More bids drive the price down — and the owner receives the benefit of a lower project cost.

Budgets that stay budgets

Tracking job costs is one of the most important factors in maintaining a project budget. Henson uses Timberline construction software for accounting and job-cost reporting. We prepare a budget for every construction division and print weekly job-cost reports showing expenses to date and balance remaining — so we can implement measures to keep the project within budget.

Computer-generated scheduling

We also provide in-house project scheduling, with the software and hardware to produce computer-generated schedules reflecting task durations and start and finish dates for every phase of the work.

FAQ

Common questions

What are preconstruction services?
Preconstruction services are the planning work a contractor performs before construction begins: cost estimating, constructability reviews of the drawings, value engineering, scheduling, subcontractor bidding and — in CM at Risk delivery — establishing a Guaranteed Maximum Price.
What is value engineering in construction?
Value engineering is a structured review of a design to find ways to deliver the same function and quality for less cost — for example, substituting an equivalent material, simplifying a structural system or re-sequencing work. Done during design, it saves money without sacrificing what the owner needs.
What is a Guaranteed Maximum Price (GMP)?
A Guaranteed Maximum Price is a contract amount the construction manager commits to before construction. If costs come in higher, the CM absorbs the overage; if they come in lower, savings typically return to the owner. Henson furnishes GMPs as part of its preconstruction services.
When should I involve a contractor in my project?
As early as possible — ideally at the conceptual or schematic design stage. Early involvement gives the owner reliable budgets, avoids redesign, and lets the team lock in long-lead materials before prices change.
